Roof Replacement

How Long Does a Roof Last in Texas?

Most shingle roofs are rated 20 to 30 years. Texas heat and storms cut that down. Here's how long yours will really last.

A standard 3-tab asphalt shingle roof is expected to last about 20 years, and an architectural shingle roof about 30, according to the InterNACHI home life-expectancy chart. In North Texas, plan for the low end of that range.

Why Texas roofs age faster. InterNACHI notes that hot climates shorten asphalt shingle life, and that hail and severe storms can shorten it further. DFW gets both: long summers of direct sun that dry shingles out, and a spring storm season that can take years off a roof in one afternoon.

Lifespan by material. Those same estimates put metal roofs at 40 to 80 years and clay or concrete tile at 100 or more. They're expectations under decent conditions, not guarantees.

What shortens a roof's life. Poor attic ventilation traps heat under the roof deck and cooks shingles from below. Clogged gutters push water back under the roof edge. Overhanging branches scrape off granules. And a bad install, with nails in the wrong spot, fails early no matter what shingle is on it.

How to tell where yours stands. Check your closing paperwork for the roof's age, or ask neighbors when theirs went on, since homes built together tend to age together. Then look for the warning signs: curling or cracked shingles, bald spots, granules collecting in the gutters, or water stains on your ceilings.

Roof age matters when you sell, too. A buyer's inspector will note the age and condition of the roof, and an aging roof becomes a negotiating point at exactly the wrong time.

If your roof is past 15 years and you don't know what shape it's in, an inspection tells you how much life it has left, so you can plan a replacement instead of reacting to a leak.
