Roof Repair vs. Replacement: How to Decide

Not every roof problem needs a full tear-off, and not every repair is actually the cheaper option. Here is the real framework.

Not every roof problem needs a full tear-off, and not every repair is actually the cheaper option. Here's the real framework, not just a gut call.

Age is the first filter. A roof under 15 years old with a single, isolated problem is almost always a repair candidate. A roof at 20+ years with multiple issues showing up is usually past the point where another patch makes financial sense.

Isolated damage vs. widespread damage. One flashing failure, one storm-damaged section, one leak source with the rest of the roof intact: that's a repair. Damage spread across 25% or more of the roof, or repeated issues in different spots, points toward replacement.

The 30-50% rule. If a repair's cost approaches 30 to 50 percent of a full replacement, replacement is usually the smarter long-term move, especially on an older roof that's going to need replacing within the next 5-10 years anyway. Typical repair costs run $300 to $1,900. Full replacements typically run $7,500 to $25,000 depending on size and material.

In DFW specifically, the hail factor changes this math. A roof with hail damage in multiple spots often looks like a repair situation until an inspection reveals compromised granules or cracked mat across the whole field, which turns an apparent repair into a replacement, often covered by insurance.

Not sure which side of the line your roof is on? An inspection gives you a straight answer instead of a guess.
